Where is the most affordable land in Washington County, Utah?
The rural, higher-elevation edges of the county — Apple Valley, Enterprise, and parts of the Veyo/Gunlock area — generally offer the lowest price per acre, in exchange for providing your own water, septic and power. The built-out cities (St. George, Ivins) carry the highest lot prices but come utility-ready.
What should I check before buying land in Southern Utah?
The five essentials are water (culinary vs. secondary, wells, and what rights convey), zoning and buildability, legal and physical access, septic feasibility (a perc test), and how far power runs. Do I need a well to build on rural Utah land?
On many rural parcels, yes — if the lot isn't on a culinary water system you'll need a permitted well or a water-storage (cistern/haul) solution, plus the associated water rights. Feasibility and cost vary a lot by area, so verify before you buy.
